Checklist for property takeover in the special administration
If available, the following documents must be handed over or any points discussed:

  1. Current list of tenants with details of WE no., living area, name, KM, NK, WM, parking space rent, etc.
  2. All rental contracts (original)
  3. List of all deposited deposits - payment is made separately
  4. All deposit savings books and garnishment agreements or suretyship documents (original)
  5. All move-in / handover protocols of the tenants of apartment handovers
  6. Correspondence about any current rent reductions with the tenants or past rent increases and any
  7. Adjustments to Advance Payments
  8. Name, address and contact details of the current WEG administrator
  9. Current WEG manager contract
  10. Current economic plan
  11. collection of resolutions
  12. invoice for additional costs
  13. Meter readings of all meters (electricity, cold water, hot water, gas, HKV or WMZ - as far as these media are included in the advance payments
  14. are to be taken into account)
  15. Names and contact details of the electrician and heating and sanitary specialist company who have worked up until now

Rental Management

Checklist for property transfer to rental and property management
If available, the following documents must be handed over or any points discussed:

  1. Current list of tenants with details of WE no., living area, name, KM, NK, WM, parking space rent etc.
  2. All rental contracts (original)
  3. List of all deposited deposits - payment is made separately
  4. All deposit savings books and garnishment agreements or suretyship documents (original)
  5. All move-in / handover protocols of the tenants of apartment handovers
  6. Correspondence about any current rent reductions with the tenants or past rent increases
  7. Copy of the last utility bill
  8. All keys for all doors (front doors, side entrance doors, cellar doors, common rooms, possibly empty apartments) - if necessary key card for locking system
  9. Insurance certificate / policy for homeowners insurance
  10. Insurance certificate / policy for landowner liability insurance and possibly others
  11. Existing supply contracts (gas, water, general electricity)
  12. Current property tax notice
  13. Operating instructions for the heating system
  14. heating maintenance contract
  15. energy certificate
  16. Test report/contractor declaration/acceptance certificate for the installation of the electrical system
  17. Test report/contractor declaration/acceptance certificate for the installation of the heating system
  18. Name, address and contact details of the responsible chimney sweep
  19. Has a caretaker been employed so far? If so, name, address, phone number and any existing caretaker contract
  20. ancillary cost settlement agreement
  21. Device rental agreement for heating and / or water meters
  22. List of names, addresses and contact details of all specialist companies involved in the construction of the building, including the architect (because of any warranties, if included in the purchase contract)
  23. Garbage fee notification, if the tenants are not billed directly
  24. Cable TV contract if the tenants are not billed directly
  25. Property site plan, drawings for floor plans, sections, elevations
  26. Building permit and possibly existing media plan of the property
